Your home, from handover to upkeep
Six stages, in the order they usually happen in Dubai, with the trades and guides you need at each one.
A Dubai home moves through six stages: handover and snagging, planning and approvals, building and renovation, finishes, outdoor and energy, and maintenance. Approvals come before building: drawings from a licensed consultant, the community NOC, then the permit. Building work needs a contractor on the Dubai Municipality Contractor Register. SoukLocal covers every stage, plus trade suppliers.
- 1
Buy or take handover
Before you sign off a new or newly bought home, have it inspected for defects so they are fixed before you pay the last instalment or move in.
- 2
Plan and get approvals
Decide the scope, get drawings from a licensed consultant, then the community NOC and the permit from the authority for your area.
Villa renovation approvals · Emaar home modification NOC · Engineering consultant law
- 3
Build and renovate
Structural work, extensions, MEP and fit-out. In Dubai the contractor must be on the Dubai Municipality Contractor Register.
- 4
Finish and furnish
Kitchens, bathrooms, joinery, flooring and paint: the parts you live with every day.
- 5
Outdoor and energy
Gardens, pools, shade and solar. Check your master developer's rules first: in Emaar communities any alteration needs Emaar's approval, and pergolas, garden gates and fences count as modification work.
- 6
Maintain
AC servicing before summer, pest control, and an annual maintenance contract if you prefer one fixed fee.

Questions
What order should I do a villa renovation in?
Plan the scope and get drawings from a licensed consultant, apply for the community NOC, then the permit from the authority for your area. Only then start building, using a contractor registered on the Dubai Municipality Contractor Register. Finishes come last, and maintenance starts the day you move back in.
Who do I hire first for a renovation in Dubai?
For work that changes structure, layout, MEP or the outside of the villa, start with a licensed engineering consultant: they prepare the drawings that the NOC and permit need. For cosmetic work such as painting or a kitchen refit without layout changes, you can usually go straight to the contractor.
Does SoukLocal cover building materials too?
Yes. Trade suppliers of materials, finishes, joinery, MEP products and outdoor items can list on SoukLocal, so contractors and homeowners can find them by category and delivery area.
